CAN I LIVE AT THE PARK OR IS IT FOR HOLIDAY USE ONLY?

We have a fully residential License; this means you can use Gateforth as your main place of residence. The park cannot be used as a holiday retreat and the property has to be your main residence.

IS THERE AN AGE RESTRICTION?

No person under the age of 50 years may reside in a park home, except in the case of joint ownership one party can be over the age of 45 years (with the exception of the park owner and the park manager and their families who reside in the park home other than under an Agreement to which the Mobile Homes Act 1983 applies).

DO I PAY COUNCIL TAX AND IF SO, HOW MUCH?

You will be registered at the council and you will have all the benefits from your usual council services. We are under the Selby District council and the tax band for the majority of homes are in Band A.

HOW SECURE IS MY PARK HOME?

Gateforth Park is a gated community which also benefits from CCTV and park managers living onsite. In addition to this our homes and lodges are fitted with the same door and window fixtures you would expect to see in a bricks and mortar property. This makes them just as secure as a traditional home.

ARE YOU PET FRIENDLY?

Yes, here at Gateforth dogs and cats are welcome subject to conditions. We do however insist that all dogs are always kept on leads when walking around the Park and that any fouling is immediately cleared up by the person with the dog.

WHAT IS THE SITE FEE CHARGE?

The site fee charge for the 2024 season is £3154.08 annually (£262.84 pcm) this amount is revised annually in line with the CPI Consumer price index.

WHO OWNS MY PARK HOME?

The park owner owns the ground the home is on but the park home owner owns the home itself.

WILL MY PARK HOME RETAIN ITS VALUE?

It is essential to maintain your park home or lodge to ensure the integrity of the warranty and condition. Park homes are becoming very sought after and demand is increasing, therefore your park home should hold its value for longer. However, as with any property, the market will dictate value so this cannot be guaranteed.

WHAT IS THE LIFE SPAN OF MY PARK HOME?

A park home is very easy to maintain and will typically last for 70 to 80 years or longer provided they are cared for and maintained properly.

HOW DO UTILITIES WORK?

All Utilities are distributed to each home via meters. Water, sewerage and electric are to be billed and paid directly to the park. There will be LPG Gas on site, and this will be suppled and billed direct from Calor Gas.

CAN I GET A LANDLINE AND INTERNET TO THE HOME?

Yes, there will be a high speed fibre connection to each home and as with any new home the new owner will have to contact the supplier of their choosing for connection to their lines.

CAN I GET A MORTGAGE?

No, mortgages are not available for the purchase of a park homes. However, funding can be available through 3rd parties.

DO I PAY STAMP DUTY?

No, there is no stamp duty to pay.

DOES EACH HOME HAVE A WARRANTY?

The homes comes with a 1 year manufacturing warranty, a 2 year structural warranty and a 10-year gold shield platinum seal which covers a wide range of faults relating to the structure of the property. Both warranties commence from the home being delivered on site.

DO PARK HOMES CONFORM TO CURRENT BUILDING REGULATIONS?

Park homes meet the BS3632 standards as set by the British Standards Institution. Park homes and lodges are built to higher standards than static caravans.

WHAT IS THE ENVIRONMENTAL IMPACT OF A PARK HOME OR LODGE?

All our park homes are built to comply and exceed BS3632 standards which aims to minimise their environmental impact

WHAT DOES BS3632 STAND FOR?

The BSI – British Standards Institute is a UK body who produce a range of standards for businesses and products to ensure they are fit for purpose. BS3632 is the standard for residential park homes, these homes need to fit a specific criterion to qualify. These standards ensure the home is fit for permanent residency. Our park homes and lodges are built to the BS3632 standard.

DOES THE PURCHASE PROCESS REQUIRE A SOLICITOR?

This is optional but the service of a solicitor is not required if buying directly from the Company.

IS THERE ANY PROVISION FOR STORAGE OF MOTOR HOMES OR TOURING CARAVANS? CAN I PARK MY TOURING CARAVAN OR MOTORHOME ON MY DRIVEWAY??

Provision has been made on the park for a separate storage area as unfortunately, you cannot store your caravan or motorhome on the driveway, you can load and unload for short periods of time. There will be a small charge for storage.

DO I NEED TO INSURE MY HOME?

It is essential that you insure your home. Homes have to be insured through a Park Home insurance specialist and Gateforth Park can supply a quote.

DOES THE PARK FLOOD?

To our knowledge the park does not flood. It is a new build site and this was investigated at the planning stage. The ground is a soil sand base which drains away very easily.

IS RENTING OR SUBLETTING MY HOME ALLOWED?

Subletting is not allowed.

DOES MY HOME NEED TO BE CHECKED e.g. GAS & ELECTRICS?

Upon handover all gas, electrics and water connections are checked and signed off, it is then the responsibility of the owner to continue with this in the same way as a bricks and mortar ownership. It is important to ensure annual checks are carried out in line with the warranty in order to ensure its continued validity.

WHAT ARE THE GUARANTEES ON SECURITY OF TENURE IN THE EVENT OF THE PARK BEING SOLD?

All owners sign the Written Statement of the Mobile Homes Act, which includes both express and implied terms. The Written Statement gives full security of tenure irrespective of the park ownership.

WHAT ARE THE CONDITIONS FOR RESALE OF A PROPERTY?

Buying a private sale involves a 10% transfer fee to the park, which is made clear in the written statement and purchase contract.

DO THE HOMES AT GATEFORTH PARK COME FULLY FURNISHED AS STANDARD?

All new Park homes and lodges are fully furnished so you can move in straight away. They also include a dishwasher, hob, extractor hood, oven and washing machine. You can purchase your park home as standard or you may choose to personalise your home.  The design team will help to pick out alternative interiors and assist with personalised designs. If you’d rather, you can also opt to have your home part or unfurnished.

WHAT IS INCLUDED IN THE INSTALLATION?

The properties will include 2 car driveways, steps, turfing or gravel, connections to electric, LPG Gas and water.

There is also fibre optic broadband available to the park. A shed is also included in the price, balconies can be installed where appropriate, with the type of construction being covered within the Park Rules and Conditions.

HOW WILL THE PHASE 2 & 3 SITE WORKS AFFECT THE PHASE 1 OCCUPANTS?

As with any ongoing development there will be some noise from machinery and ongoing work, however the major groundworks in terms of remediation, demolition and recycling of the current concrete bases in situ has already been carried out so that when phase 2 and 3 are in operation this will only involve laying of bases, landscaping and connection to services. A service road will be running to the western boundary of phase 1 allowing works traffic to access phase 2 without the requirement to use the main access roads on the park, this will be repeated for phase 3.

WILL THE AREA ROUND THE PHASE 2 LAKE BE ACCESSIBLE TO OTHER SITE RESIDENTS?

The Phase 2 lake will be private for the owners of the Lakeside properties, another lake to the North has been created for all owners to use.

WHEN WILL THE COMMON AREA NORTH OF THE HOUSES BE COMPLETE, e.g. LAKE AND FOOTPATHS?

There is already a footpath in place which leads to the northern area of Gateforth park and woodland. The development of this area will be ongoing.

Commercial vehicles are not allowed. Mini/Car Derived Vans to the size of a Ford Fiesta, Vauxhall Corsa or Renault Clio are permitted
